Commercial Roofing Systems

TPO (Thermoplastic Polyolefin): The most popular low-slope commercial roofing material. White reflective surface reduces cooling costs, heat-welded seams provide superior waterproofing, and 20-30 year warranties are standard. Ideal for warehouses, retail, and office buildings.

Modified Bitumen: A reliable option for low-slope roofs with 15-20 year lifespan. Multiple layers provide redundant waterproofing. Available in torch-applied, cold-applied, and self-adhering varieties. Good for roofs with heavy foot traffic or equipment.

Metal Roofing (Standing Seam): Excellent for commercial buildings in hurricane zones. 40-60 year lifespan, superior wind resistance, and very low maintenance. Higher initial cost but lowest lifetime cost.

Built-Up Roofing (BUR): Traditional "tar and gravel" roofing. Still used in some commercial applications. Very durable when properly installed but heavy and labor-intensive to install.

Roof Maintenance Best Practices

Bi-Annual Inspections: Schedule professional inspections before and after hurricane season (May and December). Document conditions with photos for your records and insurance.

Drainage Maintenance: Clogged roof drains are the #1 cause of commercial roof leaks. Clean drains, gutters, and scuppers quarterly — monthly during fall leaf season.

Penetration Sealing: Rooftop HVAC units, plumbing vents, and electrical conduits create penetrations that are vulnerable to leaks. Inspect sealant and flashing at every penetration annually.

Proactive Repairs: Address issues immediately. A $200 repair today prevents a $20,000 problem tomorrow. Keep a dedicated roof maintenance budget.
