RTUs vs. Split Systems: Choosing the Right Commercial HVAC

Choosing between rooftop units (RTUs) and split systems is one of the most impactful HVAC decisions for commercial property owners. The right choice depends on your building type, budget, space constraints, and long-term operating goals.

Rooftop Units (RTUs)

RTUs are self-contained HVAC systems installed on the roof. They're the most common commercial HVAC solution for single-story retail, restaurants, offices, and warehouses.

Advantages: All-in-one design simplifies installation and maintenance. Doesn't consume interior floor space. Easy access for service technicians. Wide range of capacities (2-150+ tons). Modern units offer high efficiency with variable-speed fans and staged compressors.

Considerations: Roof structural capacity must support the unit weight. Roof penetrations for ductwork and utilities require proper flashing and waterproofing. Units are exposed to weather, which can accelerate wear in coastal Florida environments. Curb adapters needed for replacement if duct openings don't match.

Split Systems

Split systems separate the condensing unit (outdoor) from the air handler (indoor), connected by refrigerant piping. Common in multifamily, mid-rise offices, and buildings where rooftop mounting isn't practical.

Advantages: Indoor component protected from weather. Can serve individual zones independently. Quieter operation in occupied spaces. Outdoor units can be ground-mounted or on a small pad. Ideal for buildings with limited roof capacity.

Considerations: Requires refrigerant piping runs between components (added installation cost). Indoor unit requires mechanical room space. Longer refrigerant lines reduce efficiency. Multiple units needed for larger buildings.

Making the Right Choice

For warehouses, retail, and restaurants: RTUs are typically the best value. For multifamily and office buildings: split systems offer better zone control. For hospitals and data centers: both may be used in combination with other systems.
